Operate a New Café Space at Church Street Triangle
Arbeit Studios is inviting expressions of interest from café operators to manage a new café space, designed by Jan Kattein Architects, within the Church Street regeneration area, as part of the Triangle Enterprise Space Project. This initiative is delivered in partnership with Westminster City Council.
We are seeking an individual or company with proven experience in operating a food and beverage business, and with a strong commitment to social responsibility.
The ideal operator will:
Bring a fresh and distinctive offer that complements, rather than replicates, existing businesses in the area
Demonstrate strong social value impact, which may include working with underrepresented groups, offering local employment opportunities, or other community-focused initiatives
Actively partner with us in the delivery of public-facing activities and events as part of the Church Street Triangle programme
This is a collaborative opportunity to become part of a multi-site regeneration scheme that includes creative workspaces and a pop-up retail unit.

About the Cafe Space at Church Street Triangle
The café unit comprises approximately 430.55 sqft (40 sqm), with 269.09 sqft seating area and 161.45 sqft kitchen area (25 sqm/15 sqm), fully fitted (details available on request), though minimally furnished. It is located in the heart of the Church Street community, currently undergoing significant regeneration led by Westminster City Council. The space accommodates approximately 20 covers inside and up to 26 externally (subject to licensing and proposed layout). Permitted opening hours are between 7am and 10pm, seven days a week.

Terms
The successful applicant will be offered a sublease for a term of 1 to 3 years, outside the 1954 Landlord and Tenant Act. We are open to a rent and/or turnover share arrangement, and may consider a rent-free period to support initial setup.
Application Process
At this stage, we are seeking a short written proposal or business plan outlining your offer, operational approach, and vision for community impact. Shortlisted applicants will be invited to the next stage to provide a detailed financial projection, demonstrate an understanding of operating a food and beverage business, and elaborate on how they will deliver on the social value and partnership aspects of the project.
