We are always looking for new and exciting sites


We have developed a unique model which allows us to be flexible with the sites and therefore setup and operate sites in spaces which are less considered as suitable for workspace. We specialized in small to medium sized sites, with an average size of space being approx. 5,000 sq. ft. This model allows us to grow our business rapidly, create onsite pocket communities, and be flexible and agile, catering to a range of needs, whether from our clients, stakeholders and partners.

Our mission is to set up as many workspace sites as possible, regardless of size, location and condition and to create small communities in each one.

We are developing our offer and working with a range of property owners, such as private landlords, housing associations, local authorities and developers, tailoring the workspace requirement to each site, ambition and purpose.

We have the knowledge and expertise of working with architects and consultants on new development schemes in pre-planning stage, project managers, regeneration officers (on Section 106 and other requirements) and asset managers how to best use existing and underused properties, how to better design and fit-out commercial units with the aim of future workspaces and to lower the costs by tailoring sites to the needs of prospective tenants.

With our track-record and experience we can offer our partners a range of services covering various aspects of workspace provision, community focused regeneration and activation and to how to better transform underused and derelict sites, to create flourishing working environments.

Our expertise

Flexibility - We operate a flexible model meaning we can operate almost any site at any location.
Fit-out Innovation – We have developed an innovative site-specific fit out models, which can be tailored for each site. The

model has been shortlisted for GLA & NESTA Affordable Workspace Challenge.
Partnerships and Collaboration
We form meaningful partnerships, leading to a successful workspace, which supports the members and local community.

Expansion – Currently we’re expanding our operation by roughly 20% in the past 3 years and continue to do so. The demand and need for workspace is high and we want to cater for everyone, all over London.

Curation – We incorporate curatorial focus at our sites, creating space that fits within the local areas’ demand and that can accommodate a mixture of members, businesses and uses.

Community – We put the community at the heart of our sites, whether neighbourhood or site specific, we strive to create links between our members and the area.

All in One – Together with our sister consultancy company Spacecraft.works we offer our clients an A-Z service, from pre- planning, meanwhile operation, commercial strategy and design, to project management, operation and management.

What we are looking for

Location:
Currently the majority of our sites at located at East London Boroughs (Hackney, Waltham Forest, Tower Hamlets) with a number in central (Islington), South (Southwark) and West London (Brent). We are looking for sites all over London, but with a focus on South, West and North London. Saying that, we will never decline any site in East London!

Size:
Anything from 2000sq ft and above. (We also take on smaller sites!)

Lease Length:
Ideally 15 – 25 years, but can also take on shorter leases as well as meanwhile and temporary sites.

Site condition:
At any shape or form, as long as it’s not derelict.

Price:
Between £5 - £10 p/sq ft

We’re excited to announce that in partnership with Spacecraft Works we have been selected as one of the 10 winners of the Mayor’s Resilience Fund!

The £1 million challenge fund was set up to address socially impactful issues facing London, to help us emerge stronger from COVID-19 and ensure the capital is prepared for future disruptive challenges.

We have been chosen as the winner of the Affordable Workspace Challenge, which aims to [create a financially sustainable fit-out solution for empty commercial and community space in new developments, to enable local businesses and community organisations to easily and affordably occupy new space. We’ll now be working to refine our solution as part of the second delivery phase of the challenge.
